Our rooves offer us protection from the winter elements such as, heavy rain, high winds, and hail as well as potential snow fall. As we head into Autumn and winter and the weather starts turn, it is possible that you start seeing issues with the roof of your property.
Are you insured correctly?
Make sure that you are adequately insured for storm damage, that your roof is properly maintained and in a good state of repair, that way should you suffer any damage, you will be covered.
What to look for?
From the ground, look at your roof and check there are no missing tiles, shingle, or stones. You can also check there is no sign of daylight through your roof boards. You should also make sure there is no obvious damage to your soffits and fascia’s.
What causes roof damage
Apart from the weather, damage can be caused due to incorrect installation or a lack of general maintenance. Damaged flashing or underlay failure can cause roof rotting and leaks as can lean to extensions which may damage the existing structure and let water through.
How long should my roof last?
A slate, copper or tiled roof should last a good 50 years in comparison to asphalt or shingle compositions that generally last around 20 years.
What about internal damage from a leaking roof?
There are many issues that can occur on the inside of a property that has a damaged roof. Look out for things such as:
- Mould growth on ceilings, walls and in the loft space.
- Signs of bubbling on walls and in ceilings.
- Water stains
- Dripping water.
- Water spots on the roof line
- Damaged electrics.
What to do if you find water in your property from a damaged roof.
- Cover any electrical items, furniture, floors, or anything else that you do not want to get damaged with waterproof coverings. Use pots and towels to catch any dripping water.
- Cut bubbles to release the water build up.
- Check your insulation has not been damaged, it will make the insulation less efficient and energy bills could increase.
- Dry the area out as much as possible to avoid adding mould to the issue.
